5 ways to hike up the price of your home

February 13, 2016

There are many people look for properties to buy in Walthamstow. Before you sell your home, there are certain DIY tweaks and changes you can make in order to significantly increase the price of your home. So, before you get the estate agents round to estimate the market value of your home and attach an asking price, you might want to consider upping the stakes all by yourself.

Add a loft conversion

Want to add an additional floor? No problem. You will have to have a bit of cash to splash throughout the process, but there is no reason why you can’t create a second or third floor in your home, through an attic conversion. You will need planning permission of course to build into loft space and there are other factors you may need to take into consideration, such as having the correct planning permission, gaining temporary roof access and ensuring that any plumbing is properly planned out before building takes place.

Create Space

Knock out a non-structural wall, or even remove your kitchen island. Anything that opens the spaceup and creates a sense of flow in the house will generate a response from buyers who can afford to be choosy.

Get rid of the garage

Who parks their car in the garage these days? With street parking, garages are essentially empty space. Convert your garage into another room and it could cost you as little as £10,000. To calculate how much a garage converted into living space could add to your property, multiply square footage gained by local price per square foot.

Pave over the front garden

If you do decide to turn your garage space into an extra room, you could create parking space by paving over your garden. If parking comes at a premium in your area, then go for a paved front garden every time then. Added value could be up to £50,000, so it’s well worth the investment.

Refurbish the front door

First impressions count, make sure your front door looks as clean and presentable as possible. Brass door knobs and stainless steal numbers go down a treat. Throw in a brass letter box and you are sure to grab the attention of would be buyers in the first instance.
