With this said, there are certain things that you can do, as a selling homeowner, to improve the chances of a sale. Here they are!

Simple yet elegant décor and colours

You’ll want to appeal to as many people as you can, so as to increase your chances of making a sale. Specific styles and quirky colours will not be everybody’s cup of tea, and might make buyers less inclined to reach for their chequebook.

Subtle and light colours appeal to a greater range of tastes and also create the feeling of more space.

Flowers and greenery never hurt anyone

Flowers are bright and homely. They also produce some very nice smells. All of this helps to create a welcoming environment and will make the property much more appealing to potential buyers.

Make sure the key areas are looking splendid

It’s all about the kitchen, bathroom and garden. Ensuring that these areas are nicely presented and tidy will really impress potential buyers.

Savvy house hunters will often be interested in making their own changes to a house, whether this be to accommodate their family or to generate profit in the future. To make your property as appealing as possible, it’s a good idea to check whether extensions to the property are plausible. If potential buyers know that there is planning permission for certain work, then they may be more likely to put a bid in.

Last-minute prep before the viewings

Potential buyers want to imagine themselves or their tenants living in the house. You can help them do this by creating a warm, cosy and tidy environment, complete with some nice aromas floating around. Many people will bake bread when they know that viewings are imminent. After all, nothing says ‘home’ quite like the smell of freshly-baked bread!

Summing things up

As mentioned above, it’s all about potential buyers imagining themselves and their families living in the house. This means that the simplest things are the most important things. They are there because the house has what they need (number of rooms etc.), but what you do can make a huge difference.

Decluttering, cleaning and removing items which do not belong in certain rooms (e.g. a child’s bike in the office room) can certainly help to push things along.
